FEBRUARY STATS FOR WOODSTOCK

I thought it would be interesting to do stats for my small town of Woodstock, NY and it was. After looking at some of the other stats of the larger community Woodstock is really charming and sweet with only 6 sales which is why I also service most of Ulster County, NY. When doing these numbers I remebered why! I pulled these from the Ulster County MLS

All Around Woodstock Spring is in the Air

Yesterday I was in the office saying how I just noticed the daffodils pushing up through the ground in my front yard and I couldn't wait for the smell and sight of the first beautiful glorious flowers to arrive. My clients arrived and I went out showing mostly commercial properties but they did want to see this one house in the Byrdcliffe area of Woodstock. We drove up to the house and went inside and decided to go out the side door to check out the gorgeous rock outcroppings and the stream and..... in the side garden there they were tons of the most welcomed little white snowdrops (and a little yellow flower that I have to find out what it is). I was ecstatic! I know this year I will be planting hundreds of those beautiful little snowdrops. I think I still have a long wait for my earliest daffodils. I will keep you posted

This is a real snapshot of our Luxury Market. In Ulster County the top 10% of sales are $500,000 and up. Some of the interpetations of this are that houses in the top percentages take at least 6 months to sell and quite a few have taken a couple of years to sell. The market prices have more of difference form list to sale as you get into the higher end houses. If you have a luxury home to sell you can use this info to see at what price you have a greater chance of selling and how many "real buyers" there are.

Everything Old

I love everything old and houses are no exception. Old houses, historic houses, not so historic, vintage homes, and antique houses I love them all! I  I love the feeling when you pull up to an old house and the anticipation of what you are going to find inside (& out, don't get me started on the old gardens) The treasures always vary and almost never disappoint. For me the ones that have not been renovated are my favorites because I am crazy about the little rooms, nooks and crannies to discover, all the wear on the usually wide board floors, the multipane old runny glass windows, the drawer pulls and door knobs, of course the mouldings, I even get excited about the old radiators & cast iron baseboards, If it has an old clawfoot tub I'm sold! Got old house photos?

WOODSTOCK FARM FESTIVAL

My first blog I decided to talk about something I feel really great about and proud to be on the Board of Directors. Woodstock's very own farmers market  The Woodstock Farm Festival is a farmers' market plus so much more! This event will feature a farmers' market, an outdoor dining area where local chefs will prepare ready-to-eat meals featuring local produce, a music stage and a section for local merchants to set up shop. Special events will be featured all season long.The event will talk place in  Houst & Son Hardware Parking Lot on Maple Lane in Woodstock and in the adjacent Mower's Field.  Wednesdays from 4:00pm8:00pm beginning on May 28th and running through September 24th, 2008. I know every Wednesday my dinner will be outdoors with my neighbors. I personally can't wait. The event is green and supports our local farms and community. We are still looking for contributions to help make this happen.
